Book App - How to sync progress between iPhone and Mac

Dear community

I have been struggling to find out a way to sync bookmarks, notes and highlights between iPhone and Mac.

Basically, I have synced an EPUB book (not purchased via Apple Book Store) via Mac Finder to iPhone.

But the progress isn't synced across devices, for example, pages bookmarked on Mac Book App aren't shown in iPhone Book App.

Does anyone know how to configure this?

iCloud Drive for Books (Sys Preferences --> Apple ID --> iCloud Drive Options --> check box next to Books).
Settings (search BOOKS) turn everything on that applies (icloud drive sync)

hope this helps - id does work for me to sync on my highlights.
