when trying to download a app, I can't because its sayin I need 12.6 but when check for update its say no updates needed.

Back up your data, check the application compatibility table, click here, and if your MacBook Air is recent enough, then on the download link for a higher OS. Monterey requires it to be an early 2015 or newer model.
Catalina and above won't run 32-bit software; if you choose one of them, use Go64 as well.
