Selling a home with Apple home automation. Not Sharing.

I’ve seen all of the responses here but it does not answer the question. Can you transfer an Apple home automation set up to a new Apple user ID. I do not want to invite them to “share” my account. I want to sell the house and walk away and have them be able to run the house on their Apple account. This home has a huge set up, and re-creating will be a big task. Is there an easy way to do this without “sharing” as seems to be the only answer, or do they have to start a complete new set up on their account? Yes? Then how and if No then I assume they have to start over?
