With your TV seeing a lag when using AIrPlay, try playing downloaded content. If the issue occurs with streamed content, try using a different network or implement the network suggestions from Apple.

Also, if you have any security software or a VPN connected, disconnect and disable it to ensure there isn't any parameters that could be slowing down the transfer.
