Your iPhone is too old for what the vendor wants to support.

You’ll need to find another way to edit these Microsoft documents (via Microsoft or Google or other website, maybe), or find another app for editing these documente, or acquire another (newer or new) iPhone, or convince the vendor to support older versions.
