Same problem here.
I was suspecting my email servers but it seems to be iOS the problem.

Turn off "Hide IP Address" located in "Settings - Apps - Mail - Privacy Protection" .
That solved my problem, thank you.
There is a good explanation in the settings explaining what is done and why.
The short version: External content is loaded in a private mode, not when you open the mail but in the background, that's why you se the big delay.

I agree the mail load is very slow you need a calendar to time it
I have the same problem with IMAP on Ionos / 1&1 servers.
My main account is an iCloud.com one and it’s really slow to connect so not just a gmail issue.
Apple needs to resolve this ASAP. It’s big problem while responding or forwarding emails. And it’s neither due to the network nor the length / Size of email.

In an attempt to see if gmail was the culprit I’ve deleted the account from my M2 iPad but Mail is still ridiculously slow. I hope 18.3 brings a solution.
Mail was slow on IOS 18, it’s now unusable on 18.2
It doesn’t look like Apple have any plans to fix this as the problem seems to be getting worse.
Might be time to look at the Pixel. 😡
