Using IPhone SE. Yesterday 30 minutes to get it to finally play. Today took 10 minutes. Checked my TV for updates -didn't need one. Jumped through all your hoops. How about a fix?

This could be related to WiFi connection issues. Make sure both your iPhone and your TV are connected to the same Wi-Fi hotspot. Check your signal strength on both TV and iPhone.
Also, if you're using a VPN on your iPhone, the Airplay performance can be impacted and it leads to delays like you described.
Only thing not tried is bpn. Done the other many times already.
