I'm going into college in the fall and I don't want to keep carrying those five ton books around campus, so I'm wondering if I can use an iPad to read textbooks. Would I also need to download some app or an add-on?

You would need to find out if the textbooks you will be using are available in eBook format and, if so, which format.
They're either ePubs or PDFs. Do those work?

Yes, you can read those on your iPad. There are lots of PDF readers. iBooks is popular but if you want to be able to annotate, I'd look at Goodreader.
ReaddleDocs also reads PDF"s and I think will read epubs, but don't quote me on it.
Find an app - read the reviews and look at the ratings, it's a good indicator if the app lives up to its sales pitch. Then you can use the file transfer protocol of the app to get your books onto yoru device
