Using Logic 10.0.7 with OSX 10.9.3 I am an experienced user.
Fade tool not working. I zoom in on the region to make sure I have a good waveform. The Fade tool symbol (<) changes back to the regular pointer symbol when I move it into the audio region. I used this feature successfully in Logic Pro 9. Is this a known problem with Logic Pro X ??

I am not using FLEX. I do have multiple takes though. I have 4 takes. I have take 3 displayed for all 8 tracks and trying to create a fade out at the end. I did not create a comp track.
Sorry, that's the only option I didn't cover in my answer - I should have said: fades only work on unflexed audio regions that are not in take folders.
You can create a comp, export or flatten that and create takes on the exported track/regions, but you can't create fades inside take folders.
