2017 MacBook Air factory reset?

Been searching (and found a ton of confusing answers) for instructions to factory reset my 2017 air. Looking to sell so I’d like to restore to fresh out of box settings. Any easy to follow instructions would be greatly appreciated. TIA.

Aside from following the instructions here:

you basically need to use internet recovery to erase your drive and reinstall the original OS version so it will not be tied to your Apple ID and the buyer can set it up with their own. Here are the new key combos depending on which OS you are running:
