Trouble opening FTP in Cyberduck and FileZilla - Listing directory / STUCK

For years I've never had trouble connecting to server so I can manage my site files. I cannot get past this problem however. I'm tech savvy but not a programmer...just an old time Designer.

I use CyberDuck and or FileZilla (everything is new and updated).

It just gets stuck at Listing directory / then...

Connection timed out

Accept timed out. The connection attempt timed out. The server may be down, or your network may not be properly configured.

Tried everything!

The guy who hosts my site says it is connecting but it just times out because it cannot show the file listing. He keep saying it is on my end probably Comcast but its not (as far as I can tell).

I bought a new fast modem and it IS supported by Comcast. Comcast insists there is no blocking going on and I don't have my firewall turned on (MAC).

I have even fired up my old PC and tried from there. Same thing.

Tried direct through Ethernet as well as wifi.

MAC OS High Sierra 10.13.6

Cyberduck Version 6.9.4

FileZilla 3.41.2

Modem: ARRIS SURFboard SB8200

Help!...please!

Guess what? I just found out from the Arris Manufacturer that you cannot get/log into this particular modem model. It is just a modem and not a router. I have a google wifi system that connects into the modem. And I have a Xfinity Home Security system that has its own router that I have to use for that.

So as I see it, I have to either return this modem and purchase one with a built in router that I can modify settings. Or I have to somehow try and modify the settings in the router being used for the Home Security.
