Logic pro x project tracks don't appear - only the delay box shows

Using logic pro x 10.4.4.

I closed the project and and kept the delay box on one of the tracks open.

Upon trying to re-open the project, the project tracks don't come up, only the delay box.

I tried restarting my Imac but didn't help.

Also opened another project and opened the delay box, then closed the project and kept the delay box open, same thing happened, now I can't open that project/tracks as well.

This is definitely a silly thing I'm missing but any help would save me a lot of time!

Attached is a screen show below - this is the project open - nothing show except the delay:)
