Is there a reason I can't get the fade out to work on a midi track ?
Fades only work with audio, the solution is to automate the fade as a volume drop. I find region automation less messy than track automation for volume as you can then move the region with it's automation around easily. You can then use the Automation Curve Tool if you want to have more of a smoother fade.

Thanks for the input Ben. Yeah, automation didn't work at first. Not sure why. Persevered.
Was able to get it done.
BTW, if anyone needs a chuckle, me and a buddy are starting 'The Abnormal Hour'.
