I cannot download Xcode from the Mac App Store - just got macOS Big Sur (new update)

Hi, I have been trying to download Xcode from the Mac App Store but it keeps showing me the downloading sign, and does not start. It has been running for hours.


As an alternative, I went to the developer website and downloaded the Xcode_12.5.xip file but it won't extract, giving the error "The archive "Xcode_12.5.xip" can't be expanded because the selected volume doesn't have enough free space." I have about 30GB available, is that not enough?


How can I download Xcode from the Mac App Store?
