My tenant left his iPad mini and it is locked. How do I reset the iPad and erase everything on it?
Given that to remove the existing passcode you must connect your device via USB to a computer (a Windows PC running the latest iTunes version, or a Mac, which can run iTunes or Finder, depending on the macOS installed on it), and keeping in mind that if you don't have a backup all data will be lost on that device (except those that you eventually synced to iCloud), pay attention to the specific gestures that you need to perform while connecting your iPad to the computer. These are the instructions to re-gain access to your device:
If it is an iPhone:--> If you forgot your iPhone passcode - Apple Support
If it is an iPad:--> If you forgot the passcode on your iPad, or your iPad is disabled - Apple Support

You will need to reset your passcode. You will need a computer to complete this task. You can reset your passcode by following the instructions in this article by Apple ➔ How to reset your passcode on a disabled iPad All your data on your iPad will be wiped clean in the process. You have stated that you want to reset the passcode without erasing the data. That is not possible, however, you can restore your iPad from the backup files that you may have created. See below:
If you have a backup created then you can ➔ Restore Your iPad from that backup file. If you do not have a backup file created then you will lose all your data on the iPad.
If Photos, Messages and Contacts are synced to iCloud then you will be able to retrieve them after setting up iCloud on your iPad after you reset the passcode and sign into iCloud.
