I am trying to download Xcode on AppStore and I have 9.4 GB empty space. Even though Xcode requires 7.8 GB (AppStore says that) when I try to download Xcode an error appeared and it says that I do not have enough disk space to download Xcode so how I can I solve the problem?

Xcode 12.5.1 is 11.7 GB. That's just the download size. FWIW, 9.8 GBs is no where near enough free space to run your Mac correctly. You need to free up some storage.
