In settings, go to FaceTime, scroll down to where your AppleID is shown, tap it and choose sign out. Do the same for settings, messages, send & receive and for iCloud go to your name at the very top of settings, tap your name and go to the bottom where the sign out will be shown in red.

First, sign your AppleID out in messaging, FaceTime and then iCloud. Next, go to settings, general, transfer or reset, then select erase all content and settings. When it reboots to the welcome/setup menu, shut it off and you can sell it or trade it in.
