This is laughable! A book purchased from the apple book store, downloaded from said book store only to find out it's not formatted properly? ARE YOU kidding me? Just where else would you expect someone to purchase a book when it doesn't work straight from Apple?
Let's see how long it takes to get a response.

I have a thread running about this as well. My researches have led me to believe that is a very wide-spread problem. I have over 6,000 eBooks and I cannot open even one of them in Books on my iMac or my iPad or my iPhone! Apple seem to have no interest whatsoever is rising this problem!
If you look at the books on your iCloud disc you will find that they all have zero bytes .. I really, really regret upgrading to macOS Monterey as this problem was not there in earlier versions that I had (and it works fine on a Big Sur MBP which I also have).
Thank you Tom for taking the time to try and help. Unfortunately, the book doesn't show up under purchases. Most likely because the book was purchased several years ago. Worked just fine years ago, but not now. I've installed and reinstalled it with no luck.
I'm about ready(need to purchase) the paperback version. Ugggg
