Screen sharing is very very slow viewing a Macbook Pro from a Mac Mini over gigabit/s ethernet

I have screen sharing set up to view my MacBook Pro (running Big Sur) from a Mic Mini running Monterey. It often takes around 5 to 10 seconds for a change that can be seen on the MacBook Pro to appear on the Screen sharing window on the Mac Mini. The two machines are connected by a 1gb/s ethernet and little other activity.

Question: How do I speed up the screen sharing refresh rate ?

Going in the reverse direction (viewing the Mac Mini from the MacBook Pro) refresh is virtually instantaneous.

Please describe your Ethernet Network in more detail.

Are both tethered together via an Ethernet cable, thru a switch or thru your Modem/Router?

Are either connect to your Modem/Router via Wi-Fi for Internet access instead of Ethernet?

If the MacBook Pro is using Wi-Fi, then that might explain a slow refresh rate.

For example, my Ethernet Network starts from my NetGear Gateway Modem/Router and goes to a D-Link Ethernet Switch in my office. Then there are several Mac's connected to the D-Link Ethernet Switch in the office. They have no problem accessing the Internet or Screen Sharing with each other thru the D-Link Ethernet switch.
