Airplay out of sync between ATV and other devices

I got a new WiFi network today and dug up my old Airport Express to connect it, and in doing so set up Airplay to the wired speakers & receiver in my office, all excited to use Airplay 2's multiple speaker capability. I have an Apple TV in my living room and also a MacBook Pro. Upon playing music through my office speakers and the ATV, I immediately noticed a delay on the ATV, small but significant. I have been searching for a solution for a while now and it seems everyone is just saying it's an Airplay 2 issue, but the threads are from several years ago and I am wondering if anyone has solved this delay issue?

I played through just the office speakers and my MacBook and that syncs perfectly. Seems like the latency with ATV is due to it being connected to my TV via HDMI, and my TV then being connected to my surround system receiver. It's quite annoying to listen on multiple speakers with the latency and pretty much ruins the entire experience for me to the point that I don't even want to play on both speakers.
