Final Cut Pro 10.4.9 is not playing .r3d files.

I recently updated to the Final Cut Pro 10.4.9. Then installed latest RED Apple Workflow Installer (v16.0.0), but I cannot play RED .r3d files. I shoot red only and never had any issues with my red files. I'm on MacOS Mojave (10.14.6) btw.

So when I import (or try to import .r3d files, I get this error message, see attached). I've installed and re-installed FCPX. Did the same for the RED Apple workflow. Nothing has work thus far. Anybody has any suggestions?
