WiFi Speeds (iPhone 12 Pro Max)
Anybody else having slow or inconsistent WiFi speeds on iPhone 12 Pro Max? I know it’s not my WiFi because all my other devices work as usual including my iPhone X which is still have/upgraded from.

Anybody else having slow or inconsistent WiFi speeds on iPhone 12 Pro Max? I know it’s not my WiFi because all my other devices work as usual including my iPhone X which is still have/upgraded from.

I have done what you suggested and connected directly to the 5Ghz network. It did perform much better. Still doesn't explain why the MBP and MBA can use the mixed 2.4/5 ghz network without issue and the iOS devices need to be forced onto a 5Ghz network to perform better. Don't have the same issue with an iphone 7 plus that is not on 14.2
I am experiencing the same issue with my new iPhone 12 Pro Max. I have an Apple Airport Extreme Time Capsule that I have been using for a couple of years without any issues. The Airport is updated to the latest firmware. I have been broadcasting a single network 2.4 GHZ /5 GHZ. The Iphone 12 Pro will only connect to the Airport network in 802.11 b/g/n mode. At the suggestion of another person on this thread, I set the Airport to broadcast a 5 Ghz only SSID. Once I connect to that SSID, the iPhone 12 works as it should. I have my old iPhone 7 Plus that connects to the original 2.4 Ghz/5 Ghz network and gets speeds at least triple of what the iphone 12 gets when connected to the same network. The iPhone 12 is running iOS 14.2.1 as of this morning and it did not fix the issue.
Same is happening with me as well.
my husband’s phone Samsung s9 plus catches the WiFi signal from the next room, but my iphone 12 pro max looses the signal.
Its really frustrating.

I can confirm that with me it appears to be an ios issue. My kids have an iphone xs and 8. The xs is on the same new ios version as my 12 pro and fetting the same result. The 8 with ios 13 is getting 85% better wifi speed than the xs and 12 pro.
Hi I'm also having the same poor WiFi speeds on my iPhone 12 Pro Max.
My 2015 MacBook Pro on 5G WiFi band is almost twice as fast.
My MacBook Pro recorded 49Mbits down and Iphone 12 Pro Max, 24.1Mbits close to half on the 5G Wifi band. My router is wireless n, but sufficient for my ISP plan in Australia.
I've also upgraded the OS to 14.2.1
My previous Iphone X before I upgraded also achieved similar to MacBook Pro.
It would appear that we have a common problem for such a fast processor and the latest tech it is more than a coincidence that the WiFi speeds are half.
No good enough for such an expensive phone!
Just go to your connected wifi settings and turn off the Private
address. That private address is just to keep your location more secure
but it also gives you the less wifi speed than you supposed to get.
EDIT: Alright I just turned it on again and my speed is still fast.. dont know if the switching solved my problem..

Not true. I have Private Address on and I get the full speed I am supposed to get.
I received my IPhone 12 Pro Max last week and I also noticed my WIFI speeds were very inconsistent. I have Xfinity Xfi modem and usually get 350+ Mgbs per second, which I had gotten on my iPhone 8 plus and IPad later model and all laptops. I have tried every troubleshooting thing I have found such as forgetting network and all the other things previously mentioned in these threads. I'm glad to know it's not just my new iPhone 12 Pro Max.
Does anyone have a good resolution?
Out of curiosity I tried replacing my router to see if that resolved the issue. My normal setup is two Nest Wifi routers connected with an ethernet backhaul. I replaced that with a Linksys 5400 and ran a speed test directly in front of the router and got about 500Mbps when I walked over to the next room it dropped down to 27Mbps so it's definitely NOT the router and has everything to do with the phone. I reverted back to my previous setup and still the same thing. Still unable to determine if the issue is hardware or software related. I am able to determine this is extremely frustrating.
Just tried the Private address WiFi setting to OFF, certainly improved the speeds a bit but still down on 5 year old laptop.

2020 iphone Pro Max 7ms Ping 37.1Mbits down 19.9Mbits up.

I believe that resetting the network settings solved the issue.
I had a downloand speed of max 140mb/s on my iphone 12 mini while on the 11 I was getting almost 400mb/s.
After I've reset the network settings now I've got 370mb/s.
It's the second time that I'd to reset network settings as I had also an issue while backing up the new iphone. Now I still have an issue that I get the notification of an overdue reminder every time I do an hard reset.
I have to say it's the first time I'm encountering all these issues with an iPhone and I'm quite disappointed.
Now that I tested it on a multiple iOS devises, three iPhone 12 Pro Max and 2020 iPad pro have the same issue, during the test, speed goes up and then rapidly drops to almost half of the maximum speed of my wifi. On the other hand, my three Mac Book Pros continues to have persistent high speed. All this testing is performed right next to WiFi router.
For now I have Google Mesh network(six google wifi routers) and most of them connected to internet with wire.
I strongly believe that this is the iOS and iPad OS issue with mesh networks. I do not think this is hardware issue but the same time we can not strongly deny it until its proven otherwise. So APPLE, please look into this and try to fix the issue!
I am also using the Nest Wifi system and what I've noticed is that all of my other iOS devices will connect correctly even moving between my mesh points seamlessly with the exception of the 12 Pro Max. I have two Nest routers both connected with an ethernet backhaul so as a test I added another Nest point to cover any perceived weak spots in my coverage. For now at least that seems to have worked which means either a) every other iOS device in my network is giving me a false reading of being connected to the 5Ghz band or b) there is defiantly a wifi radio issue with the 12 Pro Max. I'm still leaning more towards B.
I’m noticing slow WiFi on my 12 Pro too. On doing a speed test it’ll hit the max speed I have with my provider, but quickly drops by 75% and holds it there every time.
My 12 year old iMac, works Samsung A40 and laptop all hit max download speeds where ever they are in the house.
Also, connecting via mesh router. Logging onto it shows I’m connect at 5Ghz too
Just received a new iPhone 12 Max Pro and was not able to connect to the Apple ID Server using my household wifi which was running at a download speed of 150 Mbps. My other three devices in the house had no issues connecting via the same wifi. My older SE iPhone loads web pages quickly, while the new iPhone 12 Max is terribly slow and in many cases cannot load the web page. I am thinking that this is an IOS 14.2 problem, since my SE is running IOS 13.2.3.
