I have done speed tests with my iPhone 12 Pro Max sitting next to my 2017 iMac and the Wi-Fi speeds are very different. 15-20mbps on the iPhone and 200-300mbps on the iMac. Why such a discrepancy?

Rest assured, your iPhone supports the latest and fastest Wi-Fi speeds, so what you're noticing is not typical when connected to a fast Wi-Fi network. Though your iMac is connecting much faster speeds, have you had an opportunity to join your iPhone to different Wi-Fi networks to verify if the speeds are faster? This is a great way to isolate the issue to your iPhone itself, or the Wi-Fi network.
If you haven't already done so, we can recommend restarting your iPhone, and also your router. If the root cause is a network issue affecting only your iPhone, restarting both devices can quickly refresh their connection and may resolve any routing miscommunication.
So that we're on the same page, what's the version of iOS installed on your device? This can be found under Settings > General > About. If it's not updated to iOS 14.2.1, we can recommend backing up your data and updating using the steps in this guide:

I am having the same issue as well. It was happening before I updated to 14.4 and is still happening with my iPhone 12 Pro and 12. This is not an issue on the iPhone 11 I still have. Also not an issue on my iPad Pro or MacBook Pro either. It seems like the iPhone is throttling my speeds while on wifi but only the download. My upload is twice what the download is and in line with my other devices as well
I suspect what is happening is the phone is trying to connect to a 5ghz band on the router, no matter how far away it is. Of course it really slows down the further away you get from the router. I would think it would try to switch to 2.4ghz when the reception to the 5ghz degraded.
I added another node to my mesh network in my office and it’s fine, but it has a good connection to the 5ghz band in my office instead of trying to connect to the router on the other side of my house as it did in the past.
I’d be interested to know the speeds for someone who has only a 2.4ghz Wi-Fi connection.
I have a similar problem, as you only with the iPhone 12 Pro (but not the max).
I have a Linksys wifi 6 Mesh Wifi with 3 nodes covering the large apartment.
My 2019 iMac and 2020 MBP report speed of 1300 Mbps
My iPhone 11 Pro and iPhone SE (v2) report speeds of 675 - 700 Mbps
My iPad Pro (v3) reports speeds of 690 Mbps
and my iPhone 12 Pro reports a maximum speed of 402 Mbps
The router confirms all devices are connected at 5Ghz to the same router, each device switched on tested and switched off, so no interference from the other devices. Given the iPhone 12 Pro is the top of the iPhone product line, it's so-called WiFi 6 performance seems pretty poor.

I am not able to connect to a different Wi-Fi network, but I did restart my router and phone and unfortunately I have the same results. When I’m 10 feet from the router, unobstructed, I get consistent speeds around 400 mbps, which is what my speed should be. Moving back to my office, I’m getting 15-20 on my phone and 200-300 on my iMac. It’s as if the phone isn’t getting as good reception when there are obstructions as my iMac.

Apparently this issue is isolated to my phone as my iPad Pro and iMac have no issues, and all three are sitting inches apart from each other. I’ll try Apple Support. Thanks for your insight and recommendations.
I have an iPhone 12 Pro Max and am having the exact same issue. Im getting around 9-15 MBps on my iPhone and 500-600 MBps on an iPad, MBP and Windows laptop. Has anyone found a solution to this yet?

Thanks so much for clarifying. Depending on distance and interference from other wireless devices, it may be expected to see differences in Wi-Fi performance between different devices. We recommend minimizing as many potential sources of interference as possible. For example, distance, walls, objects, other wireless devices, and even a protective case on your iPhone can affect the wireless signal. If you've got any protective case, we recommend removing it to test further.
We can also recommend powering off your iMac and other nearby devices when testing your iPhone, to see if they may be interfering with the signal to your iPhone.
