Lag/slow AirPlay with MacBook Pro/iPhone 8 with Sony 2020 TV

I just got a brand new Sony TV (2020 model) with airplay2 feature.

I setup the AirPlay with MacBook Pro 2015 and when I select “screen mirroring” the image is very slow... a lot of lag... can’t watch... tried with the iPhone 8 and still happen.

I have the TV and the MacBook on the same 5Ghz Wi-Fi network...

is it the router? The Wi-Fi connection?

I’m very disappointed because one purposed of the new TV was get rid of the Hdmi cable. Any help will be very appreciated! Would be happy to troubleshoot every tip!
