GarageBand + Focusrite Scarlett 2i2 Major Latency

I'm using the Scarlett 2i2 3rd gen with Garageband on Macbook Pro Big Sur. I'm using the Focusrite unit's output. I see the guitar reacting on the unit in realtime with the green and orange lights, but it is taking a long time to get through the headphones. The latency I'm getting is so bad that I cannot record guitar. Anybody know how to fix this? Are we waiting form some GarageBand big fix?

After tons of extra troubleshooting with no success, I created a new GarageBand project, and it seems the latency is just occurring in the project I've been working on. So, the project must have been corrupted somehow. Maybe since I started it on previous MacOS? I don't know. But I'd love to figure out how to fix the project rather than just scrap it and start over. I've got many many hours in this one. Does anyone know how to fix a screwed up, buggy project?
