Two external 4K Monitors on Mac Mini ( M1 )

Hello all.

I've ran on a problem with connecting two 4K monitors to Mac Mini ( M1 ). So the following setup is this: 1st monitor is connected via HDMI 2.0 cable ( HDMI port on mac mini ) and it is outputting 4K@60hz without hiccup, 2nd monitor is connected via USB-C to HDMI cable that is connected to one of ThunderBolt 4 (3) ports ( 3rd party cable but certified for 4K@60hz) and that monitor is only outputting 4K@30Hz. I've also tried USB-C to DisplayPort ( again 3rd party cable ) but same results. I've tested both of these 3rd party cables on my MacBook Pro 13" (2017) and they work as expected, delivering 4K@60hz. So to finally get to my questions:

  1. Will my issue will be fixed if i purchase this USB-C Digital AV Multiport Adapter - Apple ( from Apple site ) and then use that HDMI port on that adapter to connect 2nd monitor via HDMI 2.0 cable?
  2. Does anyone have any experience with this said adapter from apple or have this adapter and is willing to test my use case - because to be honest it is quite expensive adapter and i need to be sure that it would work for my use case.

Mac Mini M1.... two monitor setup works with HDMI to HDMI 1st monitor (mac mini hdmi port) and USB C to DP (displayport) 2nd monitor. That is proper combination. Cables like USB C to HDMI, some work and the majority wont work. Also try connecting only one monitor on usb c and try 4k 60Hz and after that connect 2nd one on hdmi and try to get 4k 60Hz. If the refresh rate changes on 1st monitor after you connect 2nd one then it's probably limitation on mac mini m1 by hardware or a software related bug.
