xCode from app store will not install

I just got the 2021 Macbook Pro, fresh new install, and I'm trying to install xCode from the app store and no matter what, it won't install. I can see that the cloud icon is there but when i click it, nothing happens.

All the other apps install with no issues.

After launching console, here are some log errors I get:
